A lot of investors are reaching out to agents to purchase rental properties. Our suggestion is to concentrate on your strengths, such as listing and selling properties, and to leave the management aspect to us!

Why Refer Your Clients To Us?

We Offer Referral Fees

How does it work? If your client signs a 12-month management agreement with us, we’ll pay you a referral fee of 25% of one month’s rent.

You Retain Your Clients

We value our reputation and understand that taking your clients would not be beneficial for either of us. If you refer a client to us for management, we’ll refer them back to you for any future purchases or sales. Our focus is solely on property management.

Lower Your Liability Exposure

By referring your clients to us, you can also avoid the legal and compliance complexities of property management. Did you know that your E&O insurance may not cover property management claims if your agents are managing rental properties without your approval? Additionally, any funds related to rental properties, including rent and maintenance payments, must go through your broker to avoid disciplinary actions.

Showing Our Properties

We do indeed work with agents! To get started, please email us your broker and agent IDs. To protect your Right of Procurement, kindly register your client’s name with us. Once that’s taken care of, we’ll schedule a showing for you and your client.

We’re aware that some of our competitors may not always follow the rules and give out lockbox codes without proper verification. We believe in doing things the right way, and we hope you appreciate that we take these matters seriously. We’re committed to cooperating with you in every possible way.

Our Application Process

We kindly request that your interested client(s) follow our online application process available on our website. While this may be an immediate transaction for you, please note that we will be managing the tenant for the duration of the lease and must meet the expectations of our owner client.

Our application process is straightforward and requires all occupants aged 18 and above to fulfill the following requirements:

  • Pay a nonrefundable $25 application fee
  • Submit a fully completed online rental application for the targeted property (with no blanks)
  • Provide a copy of an acceptable state picture ID and social security card
  • Submit the most recent pay stub showing YTD numbers
  • Submit the most recent W-2 form. For 1099 or self-employed individuals, submit the 1040 tax return (all pages)
  • Provide the most recent bank statement (all pages) without any blacked-out information
  • Provide written explanations and potentially acceptable documentation for any adverse issues

The verification of rent with the last two landlords can sometimes cause delays. To expedite the process, your client can supply an acceptable rent ledger or proof of rent payments.

Holding Fee

Similar to a buyer submitting an EMD with their offer, we require an approved applicant to submit a Holding Fee to reserve a property until their Move-In Date. The Holding Fee is equal to one month’s rent and becomes nonrefundable once the applicant is approved. This demonstrates their commitment to moving forward with the rental agreement.

To replace the purchase agreement, we ask that your client sign a Holding Fee Agreement. Additionally, it’s a requirement that all Holding Fees are held by our brokerage.

Transaction Payments

After all necessary Move-In Funds have been paid and the lease has been fully signed, kindly provide us with your broker’s bank ACH information so that we can make electronic payments. We do not use paper checks for this purpose.

Please note that all payments will be made to brokers and not directly to agents.
