MANAGEMENT FEE
- 5%–10% of Rents Received
- Management fees scale with your portfolio’s market rent. The larger your portfolio, the lower your rate—unlock fees as low as 5%.
- Monthly Technology Fee - $10.00 per unit
LEASE RENEWAL FEE
- 10% of 1 Month's Rent/ Minimum $200
- We handle everything for lease renewals, including negotiation, coordination, required updates, and disclosures.
LEASING SERVICE FEE
- 1 Month's Rent Minimum $1,000
- Finding a qualified tenant to fill a vacancy? We’ll handle marketing, screening, and move-in prep for one month’s rent.
CONTRACTOR COORDINATION FEE
- 10%-12% of Invoice
- For third-party contractor services (e.g., HVAC, plumbing), we coordinate the work and add a 10% fee to the vendor’s invoice. This applies to about 30% of all work orders.
We keep it simple with just three fees, so you don't need to sift through a 20-page contract to know exactly what you're paying for.

- Onboarding Existing Tenant - $100 per tenant
- Inspections: (As requested) (Includes changing filters, inspect smoke/co detectors, identify tenant or maintenance issues) - $300.00 per inspection
- Eviction Diversion Conference - $200
- Eviction Coordination - $1,000 + Court Fees
In Philadelphia
- Commercial Activity License - Innovate charge $200.00 to obtain
- Rental License - Innovate charge $75.00 to obtain. Philadelphia charges $63.00 per unit.
- Rental Suitability Certificate - Innovate charge $25.00 to obtain. Required for each new tenant.
- Owner Benefit Package (Optional) - $40.00 monthly per enrolled unit
